Living in Orihuela Costa: area guide — Cabo Roig, La Zenia, Playa Flamenca, Punta Prima and Villamartín

Orihuela Costa is not one place: it is several. Its sixteen kilometres of coastline group together developments with very different personalities, and choosing the right area matters as much as choosing the right house. This is the honest breakdown we give our clients before showing them a single property.

Cabo Roig: established elegance

The most settled and arguably the most elegant area: pine trees, a clifftop promenade, a marina and the Capitán and Caleta coves. Detached villas with plots dominate, there is little new build, and resale values hold better than anywhere else on the Orihuela coastline. For those seeking classic and calm.

La Zenia and Playa Flamenca: the centre of life

The two most family-friendly beaches and the commercial heart: this is where La Zenia Boulevard, the largest shopping centre in the province of Alicante, stands. A mix of 1990s townhouses, recent apartments and plenty of holiday rentals. The most convenient option for living without a car… and also the liveliest in summer — choose your street wisely.

Punta Prima: front line and new build

On the border with Torrevieja, this is the area that has transformed most in the past decade: modern residential complexes with spas and infinity pools facing a blue-flag beach. Price per square metre is among the highest on the southern coast, driven by strong Scandinavian and Polish demand. We dedicated a full guide of its own to it.

Villamartín and the golf triangle

Inland, around the Villamartín, Las Ramblas and Campoamor golf courses. Here the protagonists are landscaped residential complexes and bungalows with solariums; prices drop compared to the front line and the international community — British above all — lives here year-round. The best value for money for permanent living.

What we check before recommending a purchase

Orientation and floor (a solarium is enjoyed eight months a year), the real community fees, whether the development lives in winter, and what the empty land around is zoned for. With that clear, Orihuela Costa is among the most solid bets on the southern Costa Blanca: constant demand, easy rentals and beaches that never fail. Browse the available catalogue in Orihuela Costa, check the median prices by area from our catalogue — and if you are torn between two areas, write to us: we have walked them daily since 2012.
